From the printing press
to place-making

Schwartz Holdings Limited was founded by Stewart Schwartz, a businessman who first made his name in the printing industry, running factories in Hackney Wick at a time when the area was defined by industry and graft.

When the printing trade moved on, Stewart faced a choice — sell up and walk away, or imagine something different. He chose differently. He converted his factory into affordable artist studios and workshop spaces, helping to light the spark of a cultural revolution that transformed E9.

He saw what others didn't: that the raw, industrial character of Hackney Wick was not a liability to be erased, but a rare and precious thing worth protecting. As the area gentrified, Stewart became one of its most thoughtful stewards — deliberately keeping rents affordable so artists could put down roots and build real careers.

"Good over greed — that was always the intention. The community mattered more than the return."

A neighbourhood
that blossomed

The artists, makers and creatives who chose Hackney Wick didn't just fill the spaces — they made the place. Stewart understood this, and built a landlord relationship defined by trust, continuity and genuine care.

"Hackney Wick has become one of London's most celebrated creative quarters — and that didn't happen by accident. It happened because a handful of people chose community over profit when it counted."
On the area's transformation
"When developers started arriving and rents were climbing everywhere else, the commitment to affordability held the line. That gave artists the time to grow — to build something real, rather than being constantly uprooted."
On affordable rents
Protecting the authenticity and raw culture of Hackney Wick — that has always been the mission.
As one of the last remaining independent private landlords in the area, Schwartz Holdings continues to resist development pressure in favour of the community that has made this place what it is.

How we think about
property

i.
Good over greed
Every decision is made with the long-term wellbeing of tenants and the community in mind. Profit is never the first question we ask.
ii.
Authenticity over pressure
We resist the temptation to maximise returns at the cost of the neighbourhood's character. What makes Hackney Wick special is worth preserving.
iii.
Independence by design
No outside investors. Everything managed in-house. This structure gives us the freedom to act on our values rather than external pressures.
iv.
Continuity of purpose
Stewart's founding mission has been passed to the family who now run the business. His principles are not just remembered — they guide every decision.
v.
Affordable, always
Affordable rents are not a concession we make — they are a commitment we keep. Artists should be able to build careers, not just survive.

Carrying Stewart's legacy

Schwartz Holdings has always been a family business. Today it is run by Stewart's family, who manage all properties in-house and are committed to upholding the values he built the company on.

Stewart Schwartz
Founder

Stewart Schwartz is well known and respected in Hackney Wick — not just as a landlord, but as someone who genuinely cared about the area and the people who made it. His decision to convert his printing factory into affordable studio space was far-sighted, and his commitment to keeping rents accessible has enabled generations of artists to build lasting careers in E9.

He was one of the first to recognise what Hackney Wick could become, and one of the few who helped it get there without sacrificing its soul. His influence on the neighbourhood's creative culture runs deep, and his approach to property — defined by principle over profit — remains the foundation of everything Schwartz Holdings does today.
